II. GENERAL CONDITIONS / INTERIOR RULES

This document regulates the conditions under which you can benefit from the services we offer. By making a reservation or using the services we offer, you agree to the content of these terms and conditions.

The services offered by Viewtopia -The Secret Land include:

  • Accomodation
  • Other Services ( activities and relaxing areas)

The number and type of rooms and cottages available for booking can be found on our website: www.viewtopia.eu.

To reserve the entire resort, we invite you to contact us before making the reservation.

Accommodation

Check-in

  • Access to the property is permitted starting from 4:00 PM on the first day of accommodation. Rooms are available for check-in from 4:00 PM.
  • Check-in will only be carried out upon presenting a valid ID: identity card, passport, or driver’s license.

Check-out

  • Check-out must be completed by 12:00 PM.

Meals

  • The property offers both accommodation units equipped with fully furnished private kitchens and dining areas, as well as individual rooms without kitchen access. All guests have shared access to the outdoor cooking facilities, which include barbecues, cauldron cooking areas, and outdoor dining tables.
  • If you wish to dine outside the property, we can recommend local restaurants in the area.

Activities and relaxation areas

  • Viewtopia – The Secret Land is surrounded by a river and two streams. On the property, there is a fishing lake with bridges and small islands. Due to the natural environment, you may encounter insects (spiders, mosquitoes, ticks, ants), animals (dogs, cats, small water snakes, lizards), and birds.
  • Access to the activities offered in the relaxation areas is strictly at the guests’ own responsibility and risk. Viewtopia – The Secret Land assumes no responsibility for the safety, integrity, or health of the guests.

Recreational Fishing

  • Fish caught during sport fishing must be released.
  • Fish that are injured or do not survive must be paid for by the angler at market value.
  • Fishing equipment must be brought by the guest. Only rigs with a single hook are allowed.
  • Feeding the fish with any type of food is prohibited.

Yoga

  • The yoga program is flexible, available upon request and subject to an additional fee.
  • Guests may bring their own yoga mat, but mats are also available on site.
  • Yoga sessions will take place in the garden of Viewtopia – The Secret Land, on the grass. The ground may sometimes be uneven.
  • To avoid injuries and muscle strains, guests are required to confirm whether they have practiced yoga before, so that they can receive a program suited to their level.
  • Guests must inform the yoga instructor of any spinal or joint issues, recent surgeries, or other health-related conditions, so that they can benefit from suitable exercises and practice safely.
  • We encourage guests to seek medical advice before starting yoga activities. Viewtopia – The Secret Land is not responsible for any injuries that may occur as a result of yoga classes.

Internal order rules

  • During their stay at Viewtopia – The Secret Land, guests are required to maintain cleanliness. To ensure a high standard of hygiene inside the cottages, indoor slippers must be worn.
  • The kitchens are fully equipped and furnished. Dishes must be washed by the users.
  • For the barbecue, guests are required to bring their own charcoal.
  • Air conditioning (where available) must only be used with the windows closed. Likewise, windows and doors must not be left open during the day while the heating system is running.
  • Pets are not allowed.
  • Music must be kept at a level that does not disturb others.
  • Please respect those around you as you would like to be respected.
  • We kindly ask you to check the photos on our website to understand the layout of the rooms and beds inside the cottages.
  • Sun loungers are free to use and cannot be reserved by placing a towel on them.
  • Towels are NOT to be used outside the rooms.
  • Any damage or destruction of items belonging to the inventory of Viewtopia – The Secret Land, caused by guests or their companions, will be fully covered by them, by paying the replacement cost.
  • Viewtopia – The Secret Land offers free internet access; however, it does not assume responsibility for possible interruptions or limitations of the signal caused by the provider or by excessive usage from guests.
  • For the comfort of all guests, quiet hours are from 10:00 PM to 8:00 AM. During this time, parties, loud music, or any activities that may disturb neighbors or other guests are strictly prohibited.
  • For reasons of safety, comfort, and respect towards other guests, reservations or stays for groups larger than 8 persons are not accepted, regardless of the type of accommodation or the number of houses reserved at Viewtopia – The Secret Land.
  • On the property, there is no wheelchair access, laundry service, or television.
  • Failure to comply with these rules may result in the immediate termination of the stay, without any refund of the amounts paid.

Parking

  • Parking is located outside the Viewtopia – The Secret Land complex and is free of charge, subject to availability. Parking spaces cannot be reserved.
  • The parking area is not supervised, and its use is at the guests’ own risk. We do not assume responsibility for damages, theft, or any other incidents related to vehicles or the belongings inside them.

Prohibitions

  • Smoking of any kind, including electronic cigarettes/heated tobacco, is strictly prohibited inside the cottages. Smoking is only permitted on the property in designated areas.
  • The use of drugs or any type of psychoactive substances is strictly prohibited within the holiday village premises.
  • For the safety and comfort of all guests, individuals displaying inappropriate, aggressive, or intoxicated behavior, or those who do not comply with these rules, will have their access to the holiday village immediately restricted and will be asked to leave the resort, without the right to any refund of amounts paid.
  • Access to the lake is prohibited after nightfall.
  • Lighting candles of any kind is prohibited both inside the cottages and in outdoor areas.
  • Spring water is consumed at the guest’s own responsibility. We carry out periodic checks; however, Viewtopia – The Secret Land does not assume responsibility for any inconveniences that may occur.
  • Guests from outside the complex do NOT have access to the leisure facilities within the holiday village, such as barbecue areas, pavilions, the fishing lake, etc.
  • Photo and video sessions may only be carried out with the written consent of the management of Viewtopia – The Secret Land.

III. RESERVATION & PAYMENT POLICY

The reservation is made through the following means:

  • To confirm a reservation, guests must pay an advance of 50% of the total value of the requested tourist services, after the availability of the accommodation has been confirmed.
  • Payment can be made by bank transfer, credit/debit card, holiday card, or holiday vouchers.
  • The guest is required to pay the full amount of the stay at check-in, either in cash or using Mastercard or Visa cards, or holiday cards/vouchers (Sodexo, Up, or Edenred). The value of the stay is non-refundable in case of cancellation.
  • The guest is responsible for checking the information stated in the invoice/confirmation email to avoid any discrepancies regarding the requested services.
  • The reservation is considered finalized only after Viewtopia – The Secret Land has received the requested advance payment. The advance payment is non-refundable.
  • All reservations are subject to accommodation availability.
  • Viewtopia – The Secret Land reserves the right to refuse, cancel, or terminate any reservation, at any time, at its sole discretion, in the following justified situations: safety concerns, technical malfunctions, exceptional circumstances, or inappropriate behavior of the guest or their companions.
    • In case of cancellation due to reasons attributable to Viewtopia – The Secret Land (e.g., technical issues, exceptional circumstances beyond the guest’s control), all advance payments will be fully refunded, with no further claims for damages or compensation being accepted.
    • In case the reservation is canceled or terminated due to reasons attributable to the guest (e.g., violation of internal rules, inappropriate behavior, endangering the safety of other persons or the property), Viewtopia – The Secret Land reserves the right to retain all amounts already paid, with no obligation of refund or additional compensation.
    • In case of a reservation cancellation due to accommodation availability issues (e.g., overbooking, malfunctions, temporary unavailability), Viewtopia – The Secret Land will fully refund any advance payment received, without any further compensation.

IV. PAYMENT BY CARD / PLATIONLINE

  • Online payment can be made with your personal or company card, under full security conditions. The cards accepted for payment are those issued under the VISA (Classic and Electron) and MASTERCARD logos (including Maestro, if they have a CVV2/CVC2 code).
  • No additional commission is charged for transactions.
  • Card data processing is carried out exclusively on the PlățiOnline servers.
  • The security of your information is guaranteed by the fact that PlățiOnline does not store your card’s confidential data but sends it encrypted through a secure connection to the processing bank. In this way, your information remains safe.
  • Regardless of the currency in your account, transactions are carried out in RON (Lei), at your bank’s exchange rate.
  • For card payments, the transaction will appear on your account statement under the name VIEWTOPIA.

V. RESERVATION & PAYMENT CONFIRMATION

  • The guest will receive a confirmation email immediately after completing the booking/reservation and payment confirmation.
  • To confirm the reservation, only an identity document is required.

VI. CANCELLATION POLICY

  • The advance payment is non-refundable.
  • After being made, reservations can only be modified with the express consent of Viewtopia – The Secret Land. Any modification of the stay must be submitted in writing at least 28 days before check-in in order to be considered. Otherwise, we will not be able to reschedule the stay.
  • A request to modify the reservation can be made by the guest via email at contact@viewtopia.eu or by phone at +40 744 291 427 or +40 744 760 574.
  • The full payment of the stay must be made before entering the room, on the day of check-in. The full payment of the stay is non-refundable; therefore, if the guest decides to give up one or several nights of accommodation during the stay, partial refunds are not possible.
  • If the guest does not show up on the scheduled arrival date stated in the reservation, they are not entitled to a refund of the advance payment.
  • No refunds will be granted for unused services, or for services reserved but not requested or modified during the guest’s stay (accommodation).
  • Viewtopia – The Secret Land reserves the right to refuse, cancel, or terminate any reservation, at any time, at its sole discretion, in the following justified situations: safety concerns, technical malfunctions, exceptional circumstances, or inappropriate behavior of the guest or their companions.
    • In case of cancellation due to reasons attributable to Viewtopia – The Secret Land (e.g., technical issues, exceptional circumstances beyond the guest’s control), all advance payments will be fully refunded, with no further claims for damages or compensation being accepted.
    • In case the reservation is canceled or terminated due to reasons attributable to the guest (e.g., violation of internal rules, inappropriate behavior, endangering the safety of other persons or the property), Viewtopia – The Secret Land reserves the right to retain all amounts already paid, with no obligation of refund or additional compensation.
  • Viewtopia – The Secret Land reserves the right to select its clientele.

VIII. Complaints and Claims

  • Complaints regarding the quality of the tourist services provided must be made on the spot, during the guests’ stay in the holiday village.
  • Complaints made in any form after the guests’ departure will not be taken into consideration.
  • The staff of Viewtopia – The Secret Land is obliged to take into consideration any complaint received from guests regarding the services provided.
  • The use of obscene or inappropriate language, indecent or violent gestures, as well as any behavior that may affect the comfort or physical integrity of other guests or the staff, is strictly prohibited.
  • In case of non-compliance with these rules, Viewtopia – The Secret Land reserves the right to exclude the persons concerned from the complex.
